A RICS Home Survey Level 1, is a basic property inspection that will provide you with a general overview of the condition of a property. It highlights significant defects only.
There is no legal requirement to have a Level 1 Home Survey when purchasing a property, but it could provide you with important information that you should know about the property.
The inspection is just carried out a surface-level to identify any obvious defects to make you aware if there are any major issues you should know about before committing to a purchase. The report identifies areas of concern and provide information about the home.

If a property is less than about 5 years old and in good condition, then a Level 1 survey will usually be suitable.
This type of report is usually provided where a valuation is required for tax purposes, Right to Buy, Help To Buy, Probate, Matrimonial or cash purchasers seeking reassurance.
A RICS Level 1 survey is not recommended for building or properties that are older than 5 years or buildings that have an unusual construction. For these types of buildings, a Level 2 Survey is more suitable.
Once you have found a property that you would like to buy, and your offer has been accepted, you can then arrange to have an inspection carried out. The inspection will need to be done in plenty of time before the sale is due to complete so that you have time to review any issues that are raised.
A Level 1 report provides a concise description of the property showing what aspects of the property may need attention.
The report includes a valuation and reinstatement figure for insurance purposes.
