Landlord Commission Charges and Fees - Fully Managed

The initial Letting Fee will be charged at £462 including VAT.
Payment is due in full at the start of the Tenancy. Fees will be deducted from the initial Rent received from the Tenant at the commencement of the Tenancy. If the letting fee is more than the initial Rent the balance must be paid to us at the commencement of the Tenancy. The Tenancy Agreement will be retained until any outstanding fees and expenses have been paid to us.
If our fees are not paid within 30 days of the commencement of the Tenancy, interest shall accrue on a day to day basis on the sum due at the rate of 3% above the base rate of the Bank of England.
Our management commission is calculated at 10% + VAT of the gross Rent.
The Management Commission will be deducted from the Rent payment being monthly or quarterly.
The fee for arranging the renewal of an existing tenancy will be charged at £72 incl VAT.
Costs of Additional Services
Consultancy is offered on request and will be charged for at the rate of £150 plus VAT per hour, plus travelling. This Service includes additional visits to a Property if we are managing, serving a Notice under Section 13 of the Housing Act 1988, waiting time at a Property, having extra sets of keys cut, arranging cleaning prior to the start of a Tenancy, arranging safety checks, arranging installation of smoke alarms or carbon monoxide alarms or obtaining consent from a lender or a Superior Landlord.
Checking and making any alterations requested by your solicitor to our standard Tenancy Agreement: £150 plus VAT per hour or part of an hour.
Visits during a void period using our caretaking service will be £50 plus VAT for one visit each week during office hours.
Instructing contractors during a void period or if we are not managing the Premises will incur an administration fee of £35 plus VAT payable in advance together with the cost of the contractor. This Service is only offered provided we have written instructions from the Landlord and hold sufficient cleared funds to cover the cost of the work plus our fees.
A supervisory fee of 10% of the total cost of any work in excess of £1,500 is charged for supervising the work.
Supervise the partial or total refurbishment of the Property for a fee of 10% of the total cost of the work but subject to a minimum fee of £250 plus VAT.
If the Landlord are not resident in the UK we will charge an administration fee of £25 plus VAT each quarter for tax retention and completion of the documentation required by the Centre for Non Residents.
Preparation of documentation for County Court proceedings or TDS adjudication will be £75 plus VAT and attendance at court or any tribunal on your behalf will be charged at £150 plus VAT per hour.
Duplicate statements can be provided to you or your accountant for a fee of £2.50 plus VAT per statement or £20.00 plus VAT for all the statements covering a tax year.
The cost of advertisements in specialist publications, preparation of brochures detailing the particulars of the Premises including photographs (where applicable) will be subject to an additional charge. Full details will be provided on request.
Costs of overseas telephone calls and faxes which will be charged at the current British Telecom rates plus VAT.

Our commission is calculated as a fixed amount of £642 including VAT payable at the start of the initial fixed Term when we are instructed to act on your behalf.

Preparation of an Inventory and Schedule of Condition on behalf of the Landlord by our in-house inventory team: - Unfurnished/Part Furnished Property: £75 plus VAT Furnished Property: £150 plus VAT

Service of Notices to terminate a Tenancy when we are not managing the Property will be subject to an administration fee of £50 plus VAT.
Renewal of an existing Tenancy Agreement: £100 plus VAT.
Providing an Energy Performance Certificate: £85 plus VAT.
